With a picturesque rural setting in the hamlet of Blyth Bridge approx 23 miles south west of Edinburgh this beautifully updated and immaculately presented 3 double bedroom bungalow, with a large corner plot of c.0.31 acres and super view to the rear, combines modern living in a property with a scenic setting.

Entering from the front the entrance hall is a useful area with space for coats and boots and gives a flavour of the lovely presentation throughout the home.  Through to the Hallway there is access from here to all accommodation plus two spacious storage cupboards and the loft, it’s worth noting that many of the homes on the street have converted their substantial loft space into extra accommodation.  The lounge is a fabulous, spacious room with a picture window to the front and works really well with an open arch through to the dining area and kitchen.   The recently refurbished dining kitchen is a bright, spacious area with a window and patio doors leading to the rear garden and giving a tremendous view of the beautiful open countryside beyond.  The kitchen also has an induction hob, electric oven and extractor hood and space for a fridge freezer and washing machine.

There are two double bedrooms situated to the front of the property, one of which has fitted mirrored wardrobes and the master bedroom to the rear also has fitted mirrored wardrobes and an ensuite which has a shower cubicle with an electric shower, a wash hand basin and w.c.  The accommodation is completed internally with the family bathroom which has part tiled walls and is fitted with a white three piece suite consisting of bath, wash-hand basin and w.c., there is also a useful storage cupboard.

The garage is of a good size and has a separate store to the rear which has a door to the garden.  The garden is a super area from which to enjoy the beautiful setting and surrounding countryside.   There is a driveway leading to the garage and offering parking for several vehicles.  There is also a large area of lawn sweeping around the front to a plot with mature shrubs which are a riot of colour throughout much of the year.  The garden to the rear has another large area of lawn leading down to a small stream at the bottom of the garden which gives an idyllic feel with a lovely view to the hill behind.  There are more mature shrubs along the boundary fence and a large vegetable patch for the ‘green fingered’ among us to enjoy.

Blyth Bridge located about 23 miles to the South West of Edinburgh on the A701 Moffat Road is a small rural hamlet in a very pretty part of Peeblesshire in the Scottish Borders. There are local shops for everyday essentials in West Linton which is about 6 miles away. There are excellent recreational and leisure activities available close by including golf, walking in the hills surrounding Blyth Bridge and fishing on the River Tweed. There are Primary Schools at Romanno Bridge, West Linton and Broughton and a High School in Peebles. Peebles is a very popular market town with a selection of local high street shops and two large supermarkets. Peebles also has a swimming pool, leisure centre, theatre and the Glentress mountain bike centre is about 2 miles east of Peebles.

Viewing of this property is highly recommended as it is immaculately presented, spacious and offers super outdoor space with spectacular views.
